How to… Drywall ceiling problems

Drywall and ceilings have never really been best friends. Imagine trying to hold a 40 pound sheet of board above your head for years!Drywall is constantly trying to leave the ceiling and hit the floor.
We have worked in houses that are 120 years old with original ceilings. The plaster literally can’t stay in place it is disintegrating and hanging down. This is obviously an extreme situation. Rarely will a house have never been updated in over a hundred years.
The much more likely situation, is a problem from above, causing the sheetrock from separating from the ceiling. Water from a roof, from aleaking pipe or an appliance on the floor above are the most common situation. Sheetrock is made of gypsum plaster which absorbs water almost as well as a sponge and doesn’t let go. The ceiling then get heavy and eventually its weight causes it to fall. Just like this picture where a customer had a roof problem. The water increased the weight of the ceiling until it started to peel away at the seams.

We will cut out the section of the ceiling affected, check the source of the leak. Once the area is completely dry we insert a replacement piece of drywall. (The new section will be larger than the affected area to ensure all of the damaged drywall is removed.) The new section will then be plaster/mudded and in this case textured to match the existing texture.
